Frequently asked questions about logistics and industrial real estate
What does a communication agency do for developers of logistics and industrial real estate?
A communication agency for developers of logistics and industrial real estate makes sure a project is heard before it is finished. Investors and tenants want to see space and dates, while editors need an occasion. The neighbourhood at the site wants to know what is being built next door. The texts include announcements on lettings, ground-breaking, completion and handover to the occupier. additiv handles this project communication from the announcement to completion and keeps the message the same across all channels.
How do you recognise the right agency for a real estate project?
The right agency for a real estate project shows four traits: it tells the parties apart, knows the milestones, states its limits and can explain how it measures impact. Developer, owner, broker and occupier each get a text of their own. The agency also knows which milestones in a project justify a press release. What it does not do, it says openly at the start. A clear method for measuring impact completes the picture. additiv brings almost 30 years of industrial communication to logistics and industrial real estate.
Do you work across Germany and for international developers?
additiv works across the German-speaking region and is not tied to one area. Logistics and industrial real estate is built along the transport corridors: at the motorway junctions of North Rhine-Westphalia, in the Rhine-Main area, the Ruhr, around Hamburg and Munich. A developer rarely builds where it is based. Coordination runs between the local project team and newsrooms in other cities anyway. For ground-breaking ceremonies, topping-out ceremonies, site visits and press tours we travel to the site. International developers work with additiv in English and German.
Do you handle public consultation and communication in the zoning procedure?
Public consultation and the zoning procedure itself are run by the municipality and the developer with its specialist planners. additiv neither moderates a consultation process nor handles the formal participation. We write what is read during the procedure: project website, fact sheet, information for residents, press work and talking points for site meetings. If you need a moderator, additiv recommends a specialist and handles the communication around it. additiv keeps this separation deliberately, because it keeps the roles in the approval process clear.
And if it gets political?
Public affairs in the narrow sense, meaning representation of interests towards politicians and administration, is not part of additiv’s services. We handle the communication side: arguments that a local council understands and facts presented without embellishment. We also prepare talking points for meetings in which the site has to be explained. The same applies to communication with authorities during the approval process. additiv writes the documents that are read there and does not negotiate on the developer’s behalf. If you need political representation, it is set up separately. additiv then coordinates the wording with it.
What happens with protests or criticism from the neighbourhood?
Opposition to logistics properties almost always focuses on the same issues: noise, truck traffic, night operation and land use. These concerns cannot be talked away. If you prepare for them, you go into the site meeting with correct figures and with a position that is fixed before the first citizens’ initiative forms. additiv drafts the statements and keeps them up to date over the entire project, from planning application to start of operation. For a case that escalates into a crisis, additiv has a separate page on crisis communication.
Which references do you have in this segment?
additiv has worked for three developers of logistics and industrial real estate, including companies active internationally. These engagements are confidential, which is why no names appear here. The type of work can be shown: project communication from announcement to completion and marketing PR aimed at investors and tenants. Formats include press releases, project websites, fact sheets and information for residents. Specific references are available in a personal conversation. Outside this segment, additiv received the Deutscher PR-Preis 2026 (German PR Award), Bronze, in the category Technology and Innovation Communication.
How does a pitch work, and what belongs in the briefing?
A useful briefing answers four questions: where the project stands, who should notice it, what is already public and what may not yet be said. The last point is forgotten most often and decides everything else. additiv answers tenders for logistics and industrial real estate and asks in advance the questions that would otherwise only come up during the project. A description of services is available on request. In the pitch itself, additiv presents the roadmap for the entire project.
What does working with you cost?
Meaningful PR retainers for developers of logistics and industrial real estate start at EUR 3,000 to 5,000 per month. We work with monthly retainers for ongoing PR and press relations. In the first call you get an honest assessment of the budget at which we can really help you.
Which project milestones justify a press release?
Only a few milestones in a project justify a press release: acquisition and start of construction, ground-breaking and topping-out ceremonies, larger lettings, completion and handover to the occupier. Certifications and uses that explain the site can be added. Each occasion needs a quote from management that goes beyond pleasure about the project. Reporting every construction step means nobody reads the important one. additiv turns these milestones into a roadmap over the life of a logistics or industrial property, so that the releases form an arc.
Which media does news from this field reach?
News about a logistics or industrial property travels in four directions. Real estate trade media report on transactions and lettings. On the logistics side, decision-makers read DVZ, a German logistics newspaper, and Ramp One, a German logistics trade medium, where the occupier and the work inside the hall count. Business editors pick up new sites when jobs or investment volumes are involved. Regional media report once construction starts. Lead times shift around Expo Real, the real estate trade fair in Munich. additiv writes different texts for each direction, timed to the trade fair calendar.
How do you communicate ESG and certifications without greenwashing?
ESG and certifications for logistics properties are communicated credibly by translating them. DGNB Gold and BREEAM Excellent mean something to an investor. A resident needs them explained. Credibility comes from what can be measured: photovoltaics on the roof, compensation areas, energy data in operation and the figures that belong in the CSRD report anyway. A costly mistake in this field is a sustainability claim that someone recalculates. additiv words this so that it stands up to questions and leaves out what cannot be proven.
What does LinkedIn achieve for a real estate project?
LinkedIn reaches investors, brokers, occupiers and project partners on one channel. That lets it show construction progress over months and announce a letting on the same day. The person behind the project also gets a place. Paid social is added when space has to reach the market quickly. How ongoing channel work looks is described on our page about B2B social media. additiv plans LinkedIn for logistics properties as a continuous strand over the entire project.
How do you measure whether the communication worked?
additiv measures the impact of project communication on three levels. Reach and media response show whether the news arrived, recorded through clipping monitoring. The tone of the coverage shows how the project is perceived. At the site it often weighs more than the number of hits. Enquiries generated by the communication complete the picture. Reporting keeps the same structure throughout the approval and construction phase. additiv defines these levels before the start, so that nobody later searches for the figure that happens to look good.
Can you work in English with international developers?
additiv works in German and English, which is the normal case with international developers. Releases are written in both languages from the start, because translating afterwards regularly fails on real estate terminology. additiv aligns the versions so that the German newsroom and the international investor receive the same message. This also applies to the project website, the fact sheet, the press kit and the Q&A on a logistics or industrial property. If you let space internationally, additiv delivers the letting announcement in both languages on the same day.
